4-Witness-Advocate Rule

A lawyer for a landlord in an unlawful detainer proceeding need not withdraw even after filing an affidavit in support of the action; the lawyer may continue until it is apparent that the lawyer's testimony is or may be prejudicial to the client [the Bar did not explain why the lawyer was not already a witness by reason of the affidavit.]
